نصائح عند شراء عقار في مصر

عاوز تشتري شقة أو بيت الأحلام، ومحتار مش عارف تشتريها فين وبكام وايه الحاجات اللي لازم تاخد بالك منها كويس اوي؟! إحنا هنساعدك ونقولك على أهم الحاجات اللي لازم تاخد بالك منها لما تشتري شقة أو بيت الأحلام:

1- انت عاوز تشتري الشقة دي ليه؟ (السبب)
هل علشان تتجوز فيها، ولا هتنقل فيها أنت وعيلتك، ولا عاوز تستقل بحايتك وتعتمد على نفسك وتقعد لوحدك، ولا عاوزها علشان تعملها مكتب وتبدأ فيها شغلك الخاص؟

كل دي أسئلة لازم تسألها لنفسك أول لما تاخد قرار أنك عاوز تشتري شقة.. خلينا نفترض

مع بعض إيجابات:

“هتجوز فيها” “هستقل بحياتي” ده سيناريو1 ،”هعملها مكتب” ده سيناريو 2، “هنقل فيها أنا وعيلتي

” ده سيناريو 3.
طيب سيناريوا 1: أنت كده عاوز شقة ما بين 80 ل 100 متر مش هتحتاج أكتر من كده دلوقتي خصوصًا لو ناوي تأجل مشروع الأطفال شوية.

سيناريو 2: مساحة الشقة هنا مش هي العامل الأساسي، لكن مكانها هو العامل المهم.

محتاج تدور على مكتب في منطقة إدارية يبعد تمامًا عن المناطق السكنية،

وهناك بقى مش هيقلقك لا تقسيم الشقة ولا هقفل الأوضة دي وافتح المطبخ على الريسبشن..

لأن هناك هم بيبقوا مقسمين الشقق تقسيم عملي. وكمان أنت ممكن تاخد مكتب شرك،

يعني أن حد يكون مأجر مكتب وعنده الأوضة زيادة أنت ممكن في الحالة دي تأجر الأوضة دي

لحد م شغلك يكبر وتحتاج مكتب لوحدك.

سيناريو 3: أنت كده بدور على شقة 200 متر مثلًا أو توين هاوس أو بيت كله على حسب إمكانياتك؛

بس في حالتك دي أهم حاجة تدور عليها المساحة والمرافق.

2- أنا معايا كام؟أنت معاك كام، ده هيحدد أنت هتشتري شقة مساحتها قد ايه وفين. وفين دي بقى مهمة أوي

(بيقولك اختار الجار قبل الدار)

3- الجار 😀
إحنا ننصحك أن أنت تشتري شقة صغيرة في مكان راقي كومباوند

أو أي منطقة جديدة زي التجمع الخامس و6 أكتوبر، أحسن من أن أنت تشتري شقة كبيرة في مكان عادي أو شعبي… كمان المناطق الجديدة بيبقى مستوى الخدمات فيها أحسن.

4- الخدمات/المرافق.
من أهم الحاجات اللي لازم تركز عليها هل الخدمات متوفرة في المنطقة اللي أنا اخترتها دي ولا لا؟

سباكة ونجارة وكهرباء ونظافة وغاز… إلخ. يعني لو حنفية المياه باظت في نص الليل

تلاقي اللي يجي يصلحها بدل م الشقة تغرق.. إلخ. كمان توافر المشاريع الخدمية زي السوبر ماركت

وسوق الخضار وكل الحاجات الأساسية اللي ممكن تحتاجها في حياتك اليومية.

5- تقسيم الشقة
من الحاجات المهمة اللي لازم تاخد بالك منها لما تيجي تشتري شقة

أيًا كان الغرض هو تقسيم الشقة، يعني لازم تتأكد أن تقسيم الشقة مناسب للغرض اللي أنت عاوز تشتري ليه الشقة مثلًأ: هتشتري شقة تقعد فيها

لوحدك يبقى ممكن تبقى أوضة وصالة، لكن شقة تتجوز

فيها الأحسن تبقى أوضتين علشان لو حد جه يقعد معاكم أو علشان أول طفل. لازم تتأكد من مساحة الأوض

وأن مثلًا أوضة النوم متبقاش على الشارع، خد بالك كويس أن الجزء البحري في الشقة ميبقاش متقفل من غير شبابيك أو بلكونات …

One rule of thumb is to always upgrade the carpet and padding.

I have to make a choice between an updated home in an older neighborhood or a newer home in a more modern neighborhood. The home in the older neighborhood has almost everything I want and is much larger, but which makes the most sense as an investment?

If your goal is to buy a home for it’s resale value and the one you are thinking of buying in the older neighborhood is at the upper end of values for that neighborhood, then it may not be the wisest choice. Plus, is it a neighborhood on the decline, or are others going to be fixing things up, too, so that it is a neighborhood that is improving? It could turn out to be a very good deal as long as you don’t “overpay” because of the recent improvements.
